Booking Your Stay
- How to Book
- Book your stay directly through our online form.
- All bookings require payment in full to confirm your reservation.
- Check-in and Check-out
- Check-in is from 4:00 PM, and check-out is by 11:00 AM. Early check-in or late check-out requests will be accommodated for an additional fee when possible.
Cancellations
- Standard Cancellation Policy
- Cancellations made 7 days or more before your arrival date are eligible for a full refund minus a processing fee.
- Cancellations made within 3 to 7 days of your stay will incur a 50% fee.
- Cancellations made less than 72 hours before check-in or no-shows are non-refundable.
- Extenuating Circumstances
- Cancellations due to severe weather, health emergencies, or other unforeseen circumstances may be eligible for a refund or rescheduling at our discretion.
Property Rules
- Occupancy Limits
- Maximum occupancy limits vary by property. Please adhere to the occupancy number stated in your booking confirmation.
- No Smoking or Pets
- Smoking is not permitted inside any property. Violation of this policy will result in a cleaning fee.
- Pets are not allowed unless explicitly agreed upon during booking.
- Noise and Disturbances
- Quiet hours are from 10:00 PM to 7:00 AM to respect the neighbors and community.
- Cleaning
- A cleaning fee is included in your booking. Guests are responsible for leaving the property in good condition and reporting damages promptly.
Amenities and Supplies
- Each rental is equipped with basic amenities, including linens, towels, kitchenware, and toiletries.
- For extended stays, weekly cleaning or linen service is available upon request for an additional fee.
Safety and Conduct
- Guests assume responsibility for their personal safety and belongings during their stay.
- The property owners are not liable for injuries, damages, or losses incurred during your stay.
Release of Liability
By booking a tour, participants agree to the terms outlined here:
- Montana Bird Tours and Larry Weeks are not liable for any injuries, losses, or damages that occur during a tour.
- Guests assume all risks associated with outdoor activities and transportation.
- A signed waiver is required for all participants before the tour begins.
- Appropriate clothing and sturdy footwear are essential for outdoor activities.
Release of Liability
By booking and staying at any of the Weeks’ Property Rentals, guests acknowledge and agree to the following terms and conditions regarding liability:
- Assumption of Risk
- Guests assume all risks associated with staying at the property, including but not limited to accidents, injuries, illnesses, or loss of personal property.
- The property includes natural features and amenities that may pose risks (e.g., stairs, uneven surfaces, weather conditions). Guests are responsible for their own safety and that of their party.
- Liability Waiver
- The property owners are not liable for any injuries, damages, or losses sustained during the stay, whether caused by accidents, acts of nature, or misuse of the property or its amenities.
- Guests agree to waive any claims against the property owners for injuries, loss, or damages incurred during their stay.
- Damages
- Guests are responsible for any damages caused to the property or its contents during their stay. This includes damages caused by members of their party, pets (if allowed), or visitors.
- The property owners reserve the right to charge for repair or replacement costs resulting from such damages.
- Compliance with Rules
- Guests must adhere to all property rules, safety guidelines, and instructions provided by the property owners.
- Failure to comply may result in additional fees, immediate termination of the stay, and forfeiture of payments.
- Acknowledgment of Terms
- By completing the booking process and/or signing the Release of Liability Waiver, guests confirm that they understand and agree to these terms and conditions.
